For project-based, sponsor-based or tenant-based rental assistance, program participants must enter into a lease agreement for a term of AT LEAST ONE YEAR which is TERMINABLE FOR CAUSE, and the leases must be automatically renewable on expiration for terms that are a minimum of one month long, except on prior notice by either party. Program participants in TRANSITIONAL HOUSING must enter a lease for a term of at least one month, automatically renewable on expiration except on prior notice by either party, up to a maximum term of 24 months. The definition of permanent housing carries the same requirement from the other direction: to be permanent housing the program participant must be the tenant on a lease for a term of at least one year, renewable for terms of a minimum of one month, and terminable only for cause. For permanent supportive housing, surviving members of a household who were living in the unit at the time of the qualifying member's death, long-term incarceration or long-term institutionalisation have the right to rental assistance until the expiration of the lease in effect at that time, and the same right attaches where a qualifying member is evicted for criminal activity directly relating to domestic violence, dating violence, sexual assault or stalking.
