The owner must cure a life-threatening deficiency within 24 hours and any other deficiency within 30 days

The owner must maintain the unit in accordance with HQS. Where the PHA notifies the owner in writing of deficiencies, a life-threatening deficiency must be corrected within 24 hours of notification and any other deficiency within 30 calendar days of notification or any reasonable PHA-approved extension. If the owner does not cure within the applicable period the PHA must abate the housing assistance payment, and if the unit still does not meet HQS within 60 days of the abatement notice the PHA must terminate the HAP contract. An owner may not terminate a family's tenancy because assistance was withheld or abated.

982.404(f) is a real trap: this version of the section applies only to HAP contracts executed or renewed on or after 6 June 2024. For older contracts the prior version of 982.404 governs, and the corpus does not carry that text.
