The annual recertification runs on four notices: an Initial Notice signed at lease signing and each year after, then reminders at 120, 90 and 60 days before the anniversary

The owner must give the tenant an Initial Notice on initial signing of the lease and again at each annual recertification, and must then send up to three reminder notices. The First Reminder Notice is due at least 120 days before the recertification anniversary date. If the tenant does not respond within 30 days of it, the Second Reminder Notice is due approximately 90 days before the anniversary. If the tenant does not respond to the second before 60 days out, the Third Reminder Notice is due no later than 60 days before the anniversary; that notice also serves as the 60-day notice to terminate assistance and as a 60-day rent increase notice. The tenant must sign and date the Initial Notice to acknowledge receipt and the owner or manager must sign it as a witness; the owner keeps the original-signature notice in the tenant file and gives the tenant a copy, and keeps a copy of each reminder notice documenting the date it was issued. Notices to a tenant with a disability must be in a form accessible to that tenant, and may need to be provided in languages other than English for persons with limited English proficiency.
