A termination of assistance notice must state the date, the reasons, the new rent, the eviction consequence and a 10-day right to meet, and must be both mailed and hand delivered

When terminating assistance the owner must give the tenant proper written notice of the increase in rent. The notice should state the specific date the assistance will terminate; the reasons for terminating it; the amount of rent the tenant will be required to pay; that if the tenant fails to pay the increased rent the owner may terminate tenancy and seek to enforce the termination in court; and that the tenant has a right to request, within 10 calendar days from the date of the notice, a meeting with the owner to discuss the proposed termination. The notice is served by sending a first class letter, properly stamped and addressed with a return address, to the tenant at the unit address, and by delivering a copy to any adult answering the door -- or, if no adult answers, by placing it under or through the door or affixing it to the door. The date the notice is deemed received is the later of the date the letter is mailed or the date it is properly given, and service is effective only once the notice has been both mailed and hand delivered. Notice to a tenant with a disability must be in a form accessible to that tenant. The requirements must be applied consistently to all tenants, to avoid the potential for discrimination.
