Contract units must be inspected at least annually and payments may be abated for uncured hazards

In addition to the inspections required before contract execution, the PHA must inspect or cause to be inspected the contract units in accordance with the physical inspection requirements under 24 CFR part 5 subpart G at least annually, and at such other times as necessary to assure the owner is meeting its maintenance and services obligations, taking complaints into account when scheduling. Where the PHA notifies the owner that units are not being maintained to the standard and the owner does not take corrective action within the time prescribed in the notice, the PHA may abate housing assistance payments even if the family remains in occupancy, or terminate the contract on the affected units.
