The owner must give the family written notice of any proposed termination of tenancy stating the grounds and the termination date and advising the family of its opportunity to respond. In the case of failure to pay rent the termination notice is effective no earlier than 30 days after receipt by the tenant, and every nonpayment termination notice must include instructions on how the tenant can cure the nonpayment -- including an itemised amount of alleged rent owed separated by month, any other arrearages allowed by HUD and included in the lease separated by month, and the date by which the tenant must pay before an eviction for nonpayment can be filed -- together with information on how the tenant can recertify income and apply for a minimum-rent hardship exemption under 24 CFR 5.630(b), and in a declared national emergency such further information as the Secretary requires. The owner must not issue a termination notice before the day after rent is due under the lease and must not proceed with filing a formal judicial eviction if the tenant pays the alleged amount owed within the 30-day notification period. In any judicial eviction action the owner may not rely on grounds different from those set out in the notice.

HUD Handbook 4350.3 Chapter 8 was read 2026-09-02 (src.hud.handbook_4350_3_ch8) and its termination-notice procedure at paragraph 8-13.B was already authored into the corpus on 2026-09-01 as three mfh.termination_tenancy rules, which are reached through interactions. Note the handbook is a 2013 document and does not carry the itemisation, cure-date and recertification/hardship content 24 CFR 880.607 acquired at 89 FR 101303 on 13 December 2024; nothing pre-2024 has been imported here as though it were the current notice standard.
