The PBV lease must run at least one year and provide for automatic renewal

The initial lease term must be for at least one year. The lease must provide for automatic renewal after the initial term, either for successive definite terms or by automatic indefinite extension. The lease term ends only where the owner terminates for good cause, the tenant terminates, the parties agree to terminate, the PHA terminates the HAP contract, or the PHA terminates assistance for the family.

Automatic renewal is not required in the tenant-based programme; it is a PBV-specific term and its absence is a common finding on a converted or newly project-based lease.
