The owner must use the lease form prescribed by HUD. The term of the lease may not be less than one year, and unless the lease has been terminated by appropriate action the household and owner may on expiration execute a new lease of not less than one year or take no action, in which case the lease automatically renews for successive one-month terms. All leases may contain a provision permitting the household to terminate on 30 days advance notice, and a lease for a term exceeding one year must contain such a provision. The lease must contain a provision or addendum that tenants will receive notification at least 30 days before a formal judicial eviction is filed. The owner may include a provision permitting entry without advance notice where there is reasonable cause to believe an emergency exists or that the health or safety of a family member is endangered.
