Housing assisted under 24 CFR part 891 must be maintained and inspected in accordance with 24 CFR part 5 subpart G, which applies the national standards for the physical inspection of real estate to Section 202 Supportive Housing for the Elderly (Capital Advances). The inside, outside and units must be functionally adequate, operable and free of health and safety hazards, and each deficiency identified on inspection is classified Life Threatening, Severe, Moderate or Low. An inspection must be conducted no earlier than 3 months before and no later than 3 months after the anniversary of the previous inspection. A property scoring 90 or higher is inspected once every three years, a property scoring 80 or higher but below 90 once every two years, and a property scoring below 80 annually. Failure to provide HUD or its representative access to the property produces a physical condition score of zero.
