Housing assisted under 24 CFR part 891 must be maintained and inspected in accordance with 24 CFR part 5 subpart G, which applies the national standards for the physical inspection of real estate to Section 811 Supportive Housing for Persons with Disabilities (Capital Advances). The inside, outside and units must be functionally adequate, operable and free of health and safety hazards, and each deficiency is classified Life Threatening, Severe, Moderate or Low. An inspection must be conducted no earlier than 3 months before and no later than 3 months after the anniversary of the previous inspection, on a three-year cycle where the property last scored 90 or above, a two-year cycle where it scored 80 or above but below 90, and annually where it scored below 80. Failure to provide HUD or its representative full and free access produces a physical condition score of zero.
