Properties receiving federal financial assistance must make 5 percent of units accessible to persons with mobility impairments and an additional 2 percent accessible to persons with hearing or vision impairments, maintain a policy for reasonable accommodations and modifications, and provide effective communication.
The distinction matters: whether LIHTC by itself triggers Section 504 is contested and generally answered no, but the property almost always has another federal source that does trigger it.
